1201 River Street will provide affordable senior housing in Hyde Park’s Logan Square. The BPDA approved the 100% affordable, 63-unit, age 55+ apartment community in January 2022. The property will offer resident service coordination with agencies providing wellness, educational, cultural, and social programming. The plan includes ground floor commercial space, an outdoor courtyard, a community room, a fitness room and library/lounge.  The development will be an example of efficiency and sustainability achieving DND Zero Emission Buildings requirements as an all-electric building constructed in accordance with Passive House Certification standards.

Community Need & Public Benefits: With both an aging population and rapidly increasing housing prices, affordable units for seniors are highly needed. The Hyde Park neighborhood has one of the lowest percentages of income-restricted affordable units in Boston at only 7% – compared to 10% in West Roxbury and 21% in Jamaica Plain as of 2020.
